About GLPC
GLPC is a Borehamwood-based property business with two core divisions: acquisitions and rental management. With around 120 units across Hertfordshire, Middlesex, London and Northampton, the team has over 20 years of industry experience each, having started out as estate agents before moving into lettings and management in 2019.
The Challenge
CMP compliance without the heavy cost
When GLPC began handling client money, Ben and his colleague Michael knew straightaway that CMP cover was non-negotiable. The question was how to satisfy the annual compliance requirement without it becoming a significant drain on time and budget.
The obvious route was an accountant's report. But when Ben asked his accountant for a quote, the answer was a week on-site and a fee to match.
Why TLP
A straightforward alternative
GLPC found Money Shield through an online search and have used them for CMP cover since 2019. When it came to fulfilling the annual HealthCheck requirement, the TLP CMP HealthCheck offered a clear alternative to the accountant route.
"I didn't want to pay it then. And I dread to think what the price would be now. A few emails backwards and forwards, as opposed to sitting with my accountant for a week — I'll happily drink coffee with him all week, but to pay a week's worth of fees? No thank you."

Efficient, reassuring and improving year on year
Ben is candid about what the HealthCheck means for GLPC: it's a compliance process they have to do, and they do it well. "We're always on the right side of the law. We like to sleep at night." For a business that already runs a tight ship, the value is in efficiency and peace of mind, not in uncovering problems.
That said, the process does serve as a useful sense-check, occasionally surfacing small reminders that are easy to overlook in a busy business. "Nothing more, and we've always passed our HealthCheck first time."
Ben has also seen the renewal process improve year on year, and feels his feedback has genuinely been heard. He'd previously flagged that starting from scratch on the same form every year was time-consuming, and was pleased to find TLP had acted on it.
"The comments I've made to TLP in the past have actually happened already. It's becoming a much quicker and easier process."

A visible signal of trust for landlords
GLPC recently received their TLP Assured status and have the kitemarks and supporting assets lined up to go live on their website. For letting agents, TLP Assured is more than an internal compliance tick.
It's a visible, verifiable signal to landlords that their money is being handled properly and that the agent has been independently assessed. In a market where landlords have more choice than ever, that kind of third-party credibility can be a genuine differentiator.
Ben has the assets ready to deploy and sees getting them live as a straightforward next step.

A clear choice over the accountant's report
"I'd happily recommend the HealthCheck. A few emails backwards and forwards and it's done. For any agent weighing it up against an accountant's report, the choice seems pretty clear."
